Investor Quality Land Location

Land Planning Group offers investor-quality land location services to its clients, simplifying the due diligence and research performed by the investor.  Parcels of land can be selected based on many criteria including environmental transportation, zoning, amenities, existing uses, and land use entitlements.

Land Planning Group can perform a GIS analysis of main transportation corridors to determine which roads and segments have available capacity and which are currently operating in excess of their capacity.  This information can help determine if the subject property meets transportation concurrency requirements can and assist in determining the ultimate development cost of a parcel.  Roads that are scheduled for improvement can be identified, and proposed new roads can also be researched.  An instant property value gain can be realized by being located on a road that is scheduled for improvements.

Land Planning Group can assist in locating lands that are situated in municipalities that are positive to work with.  Land located by this criteria can be a valuable asset.   A government or municipality that is easy to work with can reduce the time it takes to go through the entitlement process.  The owners will realize an increase in property value based on a shortened entitlement process.
 

Land Planning Group is familiar with local politics, comprehensive plans and Land Development Regulations.  Land areas that are looked on favorably for future development can be identified.   LPG Urban & Regional Planners, Inc. can annex these properties into the adjacent municipalities if it is feasible and is determined to enhance the value of the parcel.

Land Planning Group can locate investment land using special features as search criteria.  Land for mining can be located based on soil type, depth to the water table, distance to rock layers, flood zones, specific topographic features, or other criteria.  Development land can be located that contains amenities such as springs, streams, wetlands, and lake access.

Land can be identified based on zoning or land use.  Commercial or industrial properties can be targeted using GIS search criteria.  Commercial, residential and industrial land can be selected based on availability and location.  Agricultural land can be targeted for long-term land banking and agricultural exemption property taxes.

Land Planning Group. can locate land based on development entitlements.  Many parcels have previously approved development entitlements.  These entitlements can range from a simple site plan to a residential subdivision or a commercial center that is already approved for uses that may fit the client’s needs.  Planned unit developments and other land use approvals in some cases do not expire and are transferable.  Large projects known as Developments of Regional Impact with development approvals in place are on the market.

Land can also be located based on the lack of environmental issues.  The presence of Eagles, Gopher Tortoises, or other endangered species needs to be identified and the effect that their presence has on land value needs to be evaluated.  Surveys can be performed that will document the existence of a lack of environmental issues that exist on a property.
