| Project Summary |
| This 'backland development' of nine executive homes on several large private gardens was master-planned and led by the Group. The project gave rise to some profound challenges: the site had no access whatsoever, noise pollution from a proximate train track was a major issue, and the plans included modifying the roof of a local resident's (i.e. third-party owned) property in order to retain a consistent style. In the course of long and often sensitive negotiations, LPG successfully acquired the requisite land from its owners, as well as purchasing (with a view to demolishing) one of the properties in order to create an access road. In respect of the noise pollution, LPG adopted technically advanced methods: a 7' 'noise abatement fence' was erected along the boundary of the site which virtually eliminated the problem. The output of this forward-thinking design work was detailed planning permission for nine detached homes. Disposal of the site to Hillcrest Homes followed. |
