| The Leasowe Road project marked the beginning of Leasowe's renaissance as a major residential area. Since LPG's successful planning application in 1996, multiple new developments from a number of property developers and house builders have been erected. Leasowe is now a bustling, and sought-after residential district: virtually all available land has been developed-out. However, in 1996, land use for residential purposes was unprecedented, which gave rise to considerable planning challenges. The key issues related to the planning authorities’ desire to protect agricultural land and the impact on congestion caused by a substantial new development (i.e. 65 homes). LPG carried out a Traffic Impact Study and submitted sophisticated plans for a new access lay-out. LPG also undertook a study which demonstrated that there was a surfeit of agricultural land in the area. This enabled LPG to assert that the subject site’s reallocation for housing would not materially impact current or future agricultural activity, which was accepted by the planning authorities. As a result of its diligence in these areas and its design flair, the project was awarded planning for 65 family homes. |
